Short-term rental rules in Alamosa, CO
How Alamosa regulates short-term rentals: the rules that apply, their sources, and pending changes.
Rules here limit which homes may operate as short-term rentals, how many, where, or for how many nights a year.
- Hard numeric cap: STR licenses limited to 5% of total dwelling units within each of the city's short-term rental zones
- First-come-first-served waiting list kept by the city once a zone's 5% cap is reached
- STR-specific license required for every dwelling unit (per-unit, not per-operator)
- Multifamily buildings over 4 units barred entirely; multifamily buildings of 4 or fewer units restricted to 1 licensed STR unit
Based on: Alamosa Code of Ordinances (UDC) § 21-2-405, Short-term rental of dwelling units — enacted Ord. No. 33-2017 § 1
Summary of the rule
Short-term rental units shall be limited to five (5) percent of the total number of dwelling units within each short-term rental zone (grandfathered pre-ordinance license holders excepted); new licenses granted first-come-first-served; a waiting list by date of application is kept per zone once a zone is full.

City Watch tracks changes from public sources — council agendas, state bills, local news — not a complete legal compendium.
A city permit is not the whole picture — HOA, condominium, deed, or lease rules may be stricter.
City Watch provides good-faith summaries of publicly available information as of the review date shown. Rules, enforcement, and permit availability can change, and summaries may contain errors or omissions. Ratings describe the general regulatory environment; they do not establish whether a particular property or stay is permitted. This is general information, not legal advice. Before buying, listing, or hosting, verify applicable requirements with the responsible authorities and review any HOA, condominium, deed, or lease restrictions.
